Hire the Right Professional

Your home is one of your most important and largest investments. Who you trust to represent you will affect your success. You want an experienced agent with a proven strategy, resources and transaction process to advocate, negotiate and represent you. Ask friends and family, research agents on the internet and interview a few agents before you sign a contract.

Prep Your Home to Sell

You want to create a warm inviting home for potential buyers. You want them to envision living there and making it their home. Check out our proven tips to get your house ready inside and out. This can take several weeks and sometimes months to get the repairs done and create an inviting home for buyers.  You could also hire a professional real estate Stager or work with an agent who provides the service. We offer complimentary Professional Occupied Staging for all our listings.

Priced Right

You have the greatest opportunity to sell your home for the best price in the first 30 days. During this time, you will attract the largest pool of prospective buyers, especially if your home is priced competitively with other comparable homes.  Check out our Strategic Pricing guide for further information.  Today’s home buyer is savvy with knowledge about the market, homes and neighborhoods, especially if they are represented by a Buyer’s Agent.

Effective Marketing Strategy

  • Photography  After you prepare your home to sell the next step is photography.  Homes with high quality photography sell 32% faster and for more money. Your property photos will be the first-time potential buyers see your property, so you want to make a great first impression.  We hire a professional photographer and our own Marketing Coordinator, Lori Gross works with the photographer to generate inviting, quality HDR photos.
  • Media and Print Marketing   In today’s digital world your internet presence, especially on sites like Zillow, Trulia and Realtor.com, is very important. Our listings frequently rank #1 in views because unlike most listings, we pay for premium placement as well as their own web page and social media presence.  You can check out our Home Selling Strategy for more information on our marketing.

List and Show

When everything is in place and you are ready, your Realtor will activate your listing in the MLS. Once activated agents will start setting up showings for their potential home buyers.  It is always best not to be present during showings because you want the home buyer to talk freely and feel at home. Don't forget to take your pets with you!

Offers & Negotiations

If your house shows well and is priced right you should start to see offers within the first week.  An experienced agent will insist on a pre-approval letter from a mortgage provider which they will call and verify the buyer is able to purchase your property.   Your agent will then go over the pros and cons of each offer with you. You can either accept or counter the offers you receive and the negotiations will begin until both sides are comfortable with the terms in the contract.

Inspection

The buyer usually will hire a home inspector to perform a physical inspection of your property. This is usually a very thorough process but if you made your repairs before you listed this should go smoothly. A buyer may ask to make certain repairs which your agent will explain and negotiate on your behalf.

Mortgage Approval & Due Diligence

Your buyer will work with their mortgage provider to finalize the loan and perform other due diligence. An experienced Realtor working for you will stay in constant contact with the mortgage provider and buyer's agent to ensure they will be ready to close.

Closing

This is the transfer of funds and ownership of the property. There are a lot of documents to be signed, particularly for the buyer. An experienced agent will make sure the buyer has completed all of the proper paperwork before closing  and arrange for you to privately sign documents so you do not have to sit through the buyer's process.
