List and Show
When everything is in place and you are ready, your Realtor will activate your listing in the MLS. Once activated agents will start setting up showings for their potential home buyers. It is always best not to be present during showings because you want the home buyer to talk freely and feel at home. Don't forget to take your pets with you!
Offers & Negotiations
If your house shows well and is priced right you should start to see offers within the first week. An experienced agent will insist on a pre-approval letter from a mortgage provider which they will call and verify the buyer is able to purchase your property. Your agent will then go over the pros and cons of each offer with you. You can either accept or counter the offers you receive and the negotiations will begin until both sides are comfortable with the terms in the contract.
The buyer usually will hire a home inspector to perform a physical inspection of your property. This is usually a very thorough process but if you made your repairs before you listed this should go smoothly. A buyer may ask to make certain repairs which your agent will explain and negotiate on your behalf.
Mortgage Approval & Due Diligence
Your buyer will work with their mortgage provider to finalize the loan and perform other due diligence. An experienced Realtor working for you will stay in constant contact with the mortgage provider and buyer's agent to ensure they will be ready to close.
This is the transfer of funds and ownership of the property. There are a lot of documents to be signed, particularly for the buyer. An experienced agent will make sure the buyer has completed all of the proper paperwork before closing and arrange for you to privately sign documents so you do not have to sit through the buyer's process.
